How big is a market of shrouded real estate transaction in Slovenia?
How many properties are being sold secretly? Property valuations in Slovenia have, over the bygone year, exhibited a stasis. The mean valuation per square meter of a domicile upon the secondary market in the second quarter of 2023 stood at a lofty 3,712 euros, a figure which has steadfastly endured for approximately a twelvemonth. It is opined by experts that the volume of transactions has been halved owing to a dearth of offerings upon the market. Simultaneously, certain opulent estates remain shrouded, eschewing exposure to the public realm. Many proprietors are disinclined to disclose the nature of their holdings.
Regarding those estates advertised upon specialized platforms, presently the most exorbitant offering is a secluded villa, complete with a swimming pool, nestled in the Brdo area of Ljubljana. Its tariff stands at a princely sum of 3.5 million euros.
The matter of unpublicized properties is approached with circumspection by one real estate agency operating within the Gorenjska region. “We possess several such properties, though it would be prudent not to divulge them. They are scarce indeed. These are proprietors who shun any inkling of their intent to vend their holdings. Should a suitable acquirer surface, negotiations commence,” divulges a representative of the agency.
Similar testimony is echoed by another reputable agency hailing from Ljubljana. There, the director attests to a substantial proportion of unadvertised real estate, constituting approximately 30% of the agency’s overall portfolio. Valuations for some of these properties soar to the tune of 10 million euros.
Meanwhile, at the premises of an agency affiliated with a global network structure, boasting a franchise in Slovenia, it was conveyed to us that they harbor 10-15% of properties undisclosed through conventional channels. “Many of these estates are disposed of sans advertisement, or indeed, prior to its necessity,” articulates the agency director.
Thusly, it becomes apparent that a notable proportion, at times up to 30%, of real estate within the market evades public advertisement. This phenomenon is particularly pronounced within the sphere of high-end residences, as well as commercial properties boasting substantial annual revenues.

Within the portfolio of our real estate agency, Altum Capital, are domiciles held in confidence, shielded from public dissemination. These holdings reside within the upper echelons of valuation, encompassing highly remunerative commercial properties. For sundry motives, the proprietors are disinclined to publicize their estates.
