Summer 2024. How is the real estate market in Slovenia doing?
Situation on the Slovenian real estate market.
Residential real estate prices rose by 1.2% quarterly and by 6.3% annually. The number of sales continues to decline.
According to data from the Statistical Office, used residential real estate, including used apartments, increased in price by 2.7% quarterly. Used apartments rose in price by 3.2%, and used houses by 2%.
Compared to the last quarter of last year, used apartments increased the most in Maribor, by 2.8%. In the capital, the increase was 2.3%, and in the rest of Slovenia, it was 2.1%.
On the other hand, new residential properties decreased in price by 7.6% quarterly, marking the first interruption of the growth trend after three consecutive quarters.
Annual Growth Also Observed in New Real Estate
Nonetheless, on an annual basis, residential real estate prices increased by 6.3%. The most significant increase was in new apartments, which rose by 11.9%, while used ones increased by 9%.
Decline in Sales
The total value of all sold residential properties in the first quarter amounted to 340.4 million euros, which is one-fifth less than in the last quarter of last year and 15% less than in the comparable quarter of last year.
A total of 2,057 residential properties were sold, which is approximately one-fifth less than in the previous quarter.
The number of sales of used residential properties decreased by 18% quarterly. A total of 1,893 used residential properties were sold, with a total sales value of 294.0 million euros.
Changes for 2023
The Statistical Office also published revised data for last year, as it received additional data from the Surveying and Mapping Authority on a higher number of sales of new residential properties in 2023. As a result, an unplanned revision of the price indices for owner-occupied residential real estate, as well as data on the number and value of residential property sales, had to be carried out.
Thus, the prices of new residential real estate last year increased by 10.1%, and not by 8.4%.
