Current situation with residential property prices in Slovenia. Q4 2023.
Prices of residential properties in Slovenia kept rising last year, but the increase was the smallest in the past three years, fresh official statistics show. The number and the value of transactions fell as well.
Housing prices rose by 6.8% from 2022, which compares to a 15.8% increase since 2021, the country’s Statistical Office said in a report released on 22 March.
The prices of new houses increased the most, by 9.5%, with new apartments recording an increase of 8%, second-hand houses a rise of 7.9% and second-hand apartments an increase of 5.9%.
The total value of transactions involving residential real estate in 2023 amounted to €1.4 billion, down a fifth compared to 2022. The number of transactions fell by a quarter to 9,786.
In the last quarter of 2023 (Q4 2023), the prices of used homes were up by 2.3% on a quarterly basis, while the prices of new homes were up for a third quarter in a row, by 3%.
The total value of transactions in the fourth quarter last year (Q4 2023) was €372.5 million, about 10% higher than in the quarter before but roughly flat year-on-year.
A total of 2,420 residential units were sold between October and December 2023, which is on a par with the quarter before but down by around 15% on the last quarter of 2022.
