Housing prices in Slovenia in Q1 2021 were on average 3.1% higher than in Q4 2020

Housing prices in Slovenia in Q1 2021 were on average 3.1% higher than in Q4 2020.

According to the Statistical Office of Slovenia, in the 1st quarter of 2021, house prices in Slovenia were on average 3.1% higher than in the 4th quarter of 2020. The number of residential property transactions was similar to the 2014 average, while the number of secondary property transactions was below the long-term average.

Prices for new buildings are on average 7.5% higher

Prices for new buildings are on average 7.5% higher in the Q1 2021, prices for newly-built apartments increased by an average of 7.5% compared to the previous quarter.

Also, compared to the previous quarter, inQ1 2021, prices for new-built houses also increased by 8.6%, and for new-built apartments – by 7.0%.

Secondary housing prices are on average 2.9% higher than in the previous quarter.

On average, in Slovenia in Q1 2021, prices for the secondary housing increased by an average of 2.9% compared to the previous quarter. Apartment prices increased by 3.8% and house prices – by 1.4%.

Compared to Q4 2020, in Q1 2021, prices for secondary apartments in Maribor increased the most (by 4.6%), followed by prices for apartments in the secondary market in Ljubljana (by 3.7%) and apartments on the secondary housing in the rest of Slovenia (by 3.6%).

In Q1 2021, house prices are on average 7.3% higher than in the same quarter last year

In Q1 2021, house prices were on average 7.3% higher than in Q1 2020. The prices for newly-built apartments increased the most (by 13.1%), followed by prices for newly-built houses (by 9.2%), apartments in the secondary market (by 7.5%) and houses in the secondary market (by 6.0%).

Sales

In Q1 2021, the total value of all types of housing transactions in Slovenia was 297 million euros. This is about 33 million euros less than in Q4 2020, when the total value of housing transactions was 330 million euros, and is similar to the amount in Q1 2020 (289 million euros).

The total number of housing transactions in Slovenia in Q1 2021 amounted to 2,538 transactions, which is approximately 18% less than in Q4 2020 (3,082 transactions).

The total number of transactions with secondary housing in Q1 2021 was less than in Q4 2020 (2,416). The value of the transactions was 271 million euros.

In Q1 2021, 122 new buildings were sold, which is less than in Q4 2020 (132 sales), but 37% more than the average in 2020. Despite the fact that in Q1 2021 compared to the previous quarter, the number of transactions with new buildings was lower, due to higher sales prices for new buildings in the current quarter, the value of housing transactions was 14% higher and amounted to 26 million euros.
