Slovenia’s real estate prices rise, says the Statistical Office of Slovenia at the end of the Q2 of 2021
Slovenia’s real estate prices rise. Here are the actual data from Statistics Slovenia for the 2nd quarter of 2021.
Residential real estate in Q2 2021 was on average 4.5% more expensive than in Q1 2021. This is the highest price increase since Q2 2011. The number of secondary property sales was record, while the number of new home sales was the lowest since Q2 2020.
Secondary residential property prices increased by an average of 4.7%
Secondary residential property prices (apartments and houses) increased by an average of 4.7% Q2 2021 compared to the previous quarter. Prices for apartments increased by 5.0%, and for houses – by 4.2%.
Compared to the Q1 2021, in the Q2 2021 prices for secondary housing increased the most in Ljubljana (by 5.4%); they are followed by prices for secondary housing in the rest of Slovenia (by 4.1%), while the second city of Slovenia, Maribor, showed an increase of 3.9%.
Prices for new buildings decreased by an average of 0.7%
In the Q2 2021, prices for new residential real estate (houses and apartments) declined by an average of 0.7% on a quarterly basis.
In Q2 2021, new home prices declined again, this time by 8.5% after a notable increase in Q1 2021 (by 8.6%). In the 2nd quarter of 2021, prices for new apartments increased by 2.6% compared to the previous quarter.
Residential property prices in Q2 2021 are on average 9.9% higher than in the same quarter last year.
In Q2 2021, residential property prices averaged 9.9% higher year on year. The prices for secondary housing increased the most (by 11.2%), followed by prices for secondary houses (by 9.3%) and new apartments (by 8.0%). Prices for new homes have declined over the year (by 2.6%).
Number and value of residential property sales
The total value of all residential properties sold in Slovenia in Q2 2021 was 459 million euros, which is approximately 162 million euros more than the total value of all sales in Q1 2021 (297 million euros). This is the highest volume of sold residential real estate for all the years of observation. The total number of all residential property sales in Q2 2021 made in Slovenia was 3,993, which is the highest figure since theQ2 2017, when 4,127 units of all residential real estate were sold.
The number of sales of secondary residential real estate in Q2 2021 was also a record. In particular, 3,927 units of secondary residential real estate were sold. The record amount of sales of this type of real estate also exceeded 446 million euros.
In Q2 2021, 66 new residential properties were sold, which is the lowest number of new construction units sold since Q2 2020 (55). The total sales value of new residential properties was € 13 million, or half of the sales value in Q1 2021 (€ 26 million).
